EN-BLOC/ COLLECTIVE SALE
Since mid-1999, K K Yap & Partners has been one of the law firms in Singapore with extensive experience and expertise in handling collective sales of properties. We have acted for developments of varying sizes which have gone through successful en-bloc sales including Meyer Tower, Sarinaville, Edenvale, Surrey Mansions, and (pending legal completion) Longhouse and Serangoon Apartments. Recent launches of sites for en-bloc sale wherein we have been appointed as solicitors include Haig Gardens and River Valley Apartments . At present, we have on hand about 10 projects which are at various stages of the en-bloc sale proceedings.
				In a typical collective sale, our scope of work involves co-ordinating with the property consultants and the sale committee on the entire collective sale process, attending and advising at sale committee’s and owners’ meetings, preparing the collective sale agreement, drafting the tender documents for sale by tender, liaising and negotiating with the successful purchaser on the terms of the contract for sale, acting for consenting owners in the application to Strata Titles Board (STB) if required, making any necessary court applications and handling the actual conveyance of the en-bloc sale.
	Our en-bloc sales efforts are spearheaded by our Head of Conveyancing Department, Ms Winnie Tan, whose in-depth understanding of the procedural and substantive law pertinent to collective sale enable her to assist our clients in negotiating the labyrinth of the entire process. Ms Tan and her team of lawyers specializing in en-bloc sales are able to identify key issues in advance and thus develop swift and effective solutions to potential problems. Our General Manager, Mr Choy Weng Hon, who has over 30 years of experience in the property and conveyancing field, has also rendered invaluable contributions to our en-bloc sales team.
